Rental Potential
What if I need to rent this home later?
Compare the rent estimate and nearby rental evidence with operating costs, rent coverage, possible owner contribution, and unknown rental rules. This is buyer planning—not investment advice.
How FactProp Helps
FactProp turns property data, market evidence, ownership costs, area research, optional inspection findings, and negotiation scenarios into one buyer-friendly workspace.
Each page answers a different question so you do not have to piece the decision together yourself.
FactProp Beta includes one property workspace with all currently available features. Additional-property access is coming with FactProp Premium.
Start Beta Access →Understanding FactProp
FactProp is not a listing site and it does not tell you that every home is a good deal.
It starts with the property you are considering and organizes the evidence around the decisions buyers actually need to make.
Each major conclusion explains what it means, how FactProp reached it, and what evidence would make it stronger.
The goal is to help you ask better questions before you commit.
How it works
FactProp View
FactProp View is the main property-and-price page. It combines the Home Score, seller asking price, FactProp Reasonable Value, Value Band, nearby property references, evidence strength, and current market context. It explains why the current price looks attractive, reasonable, high, or still developing.
Area & Commute
The property becomes the location anchor. Review nearby essentials, add destinations for travel-time research, and see which area facts are verified versus still waiting for stronger official evidence. School assignment, development, land use, and hazard information are not guessed.
True Monthly Cost
Break down mortgage principal and interest, property tax, insurance, HOA, and PMI. Then explore purchase-price scenarios, cash at closing, first-year cost, a 20% down comparison, and rate sensitivity.
Future flexibility
Rental Potential
Compare the rent estimate and nearby rental evidence with operating costs, rent coverage, possible owner contribution, and unknown rental rules. This is buyer planning—not investment advice.
Resale Value
Explore conservative, base, and strong 5, 10, and 20-year scenarios. See future value, remaining mortgage balance, projected equity, estimated sale proceeds, marketability, and long-term uncertainty separately.
Home Inspection
When you have a report, FactProp can organize one active inspection report by priority, issue details, report evidence, repair-cost planning, and specialist guidance. It is optional and does not automatically change property value or Home Score.
Make an Offer
Build a discussion around an evidence-supported opening position, target range, seller or builder closing-cost help, lender-verified rate-buydown comparisons, the 20% down tradeoff, useful builder extras, and questions for your agent or lender.
Recommended Homes
Choose one simple priority and review up to three available alternatives. See what you gain, what you give up, and why each home deserves attention. Your current home can still remain strongest, and any selected property becomes its own authorized workspace.
Two different jobs
Nearby homes used to understand the value of the property you are researching.
Active homes that may be better buying alternatives for your chosen priority.
The FactProp standard
Trust through clarity
One property. One connected buying story.
Property value, purchase price, loan assumptions, HOA, and property facts stay connected through canonical workspace information rather than being re-entered on every page.
Home Inspection needs a report. Commute needs your destination. Recommended Homes is an optional comparison. Make an Offer does not require an inspection. The workspace remains useful before every optional input exists.
Start with the home you’re considering.
Enter the address and FactProp will organize the current evidence into a private buyer workspace.
